<h3><strong>Guest Blogger &#8211; How to Clean your Air Conditioner Unit</strong></h3>
<p>If you have an air conditioning unit installed in your home, it is not enough that it is installed. As with everything, it does need to be maintained. This is to ensure that the unit is keep running as smooth as possible and does not use more electricity than it should.</p>
<h3><strong>Clean the Filter and Replace when Needed</strong></h3>
<p>Most air conditioning units have a filter that can be cleaned with an old toothbrush or a regular brush. You should clean this filter every month. Every three or six months however, the air conditioner’s filter should be replaced. Every time you clean out the filter, there is always some dust that remains within the filter. This remainder builds up until it cannot be cleaned anymore.</p>
<h3><strong>Clean the Outside</strong></h3>
<p>Most people assume that as long as an air conditioner is running, it is completely devoid of all problems. This is not always true as it may be running but not optimally. If it is not running optimally, it could be using more electricity than it should just to keep the air conditioning unit running at your preferred setting.</p>
<p>Split air conditioners need to have their outside unit cleaned every few months especially if you live in dustier areas. The entire top exhaust of a central cooling unit needs to be cleaned to ensure efficient cooling.</p>

<p>When it comes time for winter, try covering your outdoor unit otherwise snow and other debris can come into it. This can block the fan and overheat the main air conditioning unit resulting in a blown air conditioner. Let’s face it; you will not be cooling your home in winter so it is better to keep it protected than find many problems when you start it up again in summer.</p>
<h3><strong>Get your Refrigerant Checked</strong></h3>
<p>Your refrigerant helps cool the air that passes through the metal pipes. On a yearly basis, it is crucial to have the refrigerant checked by a professional. Never try to do it yourself as improper checking can lead to severe problems. In many cases, you will need to top off your refrigerant and this is usually a nominal fee.</p>
<h3><strong>Full Service</strong></h3>
<p>Although you can do most things yourself, it is important to have your air conditioning unit checked by a professional at least annually. Ask him to give you full service. He will, in a manner of speaking, bring your air conditioner back to the condition you bought it in.</p>
<p>Regardless of the type of air conditioning unit you have, it is vital that you take care of it. It is as simple as monthly filter and outdoor unit cleaning, refrigeration checking and covering it when not in use and yearly servicing; 4 simple ways to keep prolong the life of your air conditioner.</p>

<p><strong></strong>Companies have gotten clever with manufacturing a broad array of tiles, including the latest hit on the market, faux wood tiles. Made in planks, the porcelain is made to look like hardwood so you can get the benefit of the beauty of hardwood in a moist room like the bathroom, but without the negative effects that water and moisture have on true hardwood.</p>
<p>These are not the only choice you have for tile. Marble, ceramic, porcelain, and slate are the other choices you have too. After you&#8217;ve selected what type of tile fits your design plan, there are an endless amount of options you have for how to use the tile in your plan. Here are a few tips for creating a unique look in your home to compliment your remodel.</p>

<h3><strong>Create a Focal Point: </strong></h3>
<p><strong></strong>Using mosaic painted or even just tiles of a different color and pattern is an easy way to create a focal point over the sink or stove in a kitchen. In the bathroom, use the same approach on your back wall for a similar effect. As soon as someone walks into the room, their eye will immediately be drawn to that point of interest.</p>
<h3><strong>Hang Your Tile Differently: </strong></h3>
<p>Subway tiles do not always have to be laid in a brick pattern and square tiles don&#8217;t always have to be laid square with the wall and floor. Flip square tiles to make a diamond pattern and tilt subway tiles to create a herringbone pattern.</p>
<p>These are just a few ideas for the many ways you can incorporate tiles into your design. The possibilities are almost endless when it comes to creating a unique and beautiful décor in your home.</p>

<p>Each of these steps is interactive. You may complete part of one and then double back to adjust something you did earlier, but eventually you have to complete them all to get the job done.</p>
<h2><strong><strong>Planning your budget</strong></strong></h2>
<p>The first step in the process is knowing just how much money you have to spend to acquire your lot and getting your home built. You may need to talk to lenders to determine how much you can borrow or you may have to make decisions on how much of your savings you’ll want to use to get into that new home.</p>
<p>Whenever you make a plan, write it out in detail. You budget may need to be flexible when first talking to a builder. You and the builder you choose can work out details as you discuss the house you want and when you want it.</p>

<h2><strong>Choosing your lot</strong></h2>
<p>If you don’t already have a lot that you own where you want your new house, you have to find one. If you already have a lot, that may determine what type of house will work best for you. A heavily treed lot might not work well for a Spanish Revival home. If you own a lot, you’ll have to take that lot into consideration when you decide on your house plan and style.</p>
<p>On the other hand, if you have a particular style of home picked as the perfect one for you, it will limit the location and characteristics of the lot you buy. Custom home builders like Americas Home Place will often offer to help in finding the perfect lot.</p>
<h2><strong>Selecting your team or builder</strong></h2>
<p>In building a custom home on your lot you have two basic choices:</p>

<li>Act as your own general contractor</li>
</ul>
</ul>
<ul>
<li>Hire a custom builder</li>
</ul>
<p>Unless you have built a home before, you’ll probably find that it is not just easier hiring an experienced builder but also less costly. Most American builders will honestly tell you that it takes experience and relationships with subcontractors and suppliers to build a home that provides the most value for the money spent.</p>
<p>Most of the time you will come out ahead financially by using a well-known and well-established professional builder.</p>

<h2><strong>Picking a plan</strong></h2>
<p>Building your home is about choice. You can choose everything about the house you want, and choosing the plan is the basic consideration.</p>
<p>You will have constraints. Budget is always a constraint. The lot you have or want may be a constraint. Zoning laws may be another one. If you want a truly one-of-a-kind home, you may use an architect or home designer to develop a one-off set of plans for you. Some home builders offer free downloadable plans so you can start studying plans that might work for you at no cost.</p>
<h2><strong>Negotiating a contract</strong></h2>
<p>If you have decided to act as your own general contractor, you will have a significant number of contracts to negotiate and sign. If you hire a custom builder, you will simplify the contracting process.</p>
<p>In either case, make sure the contract is filled out completely and in detail. Before you sign any contract, do more research on how to avoid contractual problems.  And, of course, research your builders or subs for their past performance.</p>

From February 8-10th, Ronique will be in absolute heaven.</p>

<p>Take a look at your bathroom and note down all the items that you would like to replace if you could. Now go back over each one and determine if there is a way you can temporarily replace that item. One example would be if your bathroom sports a hideous light shade, why not see if there is a way to remove it for now and replace it with something more in keeping with your taste. Then when it comes time to move out you simply take your tasteful shade with you and put back the old one to keep the landlord happy.</p>
<p>Another temporary transformation would be adding a new window shade. So long as you don&#8217;t go creating new holes in any timber or ceramic surrounds, you can install a nice new blind or curtain that will instantly give the room a lift. Remember to keep the old one and its rail somewhere safe so it can be put back when you move out.</p>

<p>An alternative to a curtain or blind is to add a decorative film to the window. These are easy to install and reasonably easy to remove too and would definitely modernize the room in an instant. Similar to adding film to the window is to change up those unsightly tiles by adding creative tile stickers, which are easy to remove once you decide to leave.</p>
<p>Bathroom furnishings such as towel rails, toilet roll holders and even taps can relatively easily be replaced and with some well thought out purchases really make a huge positive impact on the room. Some landlords might even be happy to see these items be replaced and throw in some money toward it but don&#8217;t bank on that happening. Either way, if you&#8217;re planning to stay for at least twelve months it would be worth updating these things as they don&#8217;t have to cost a lot of money but will definitely make your time in the home much more enjoyable.</p>

<p>Another way to give a rented bathroom a renovation is by purchasing freestanding bathroom furniture. Whether it be a unique chair or a lovely storage unit, adding your own pieces can bring things together nicely and bring a sense of ownership and homeliness to the space.</p>
<p>By adding a few touches of luxury your bathroom can feel completely different and so then will your experiences in the room. Replacing your old towels is one quick way to bring new color and style to the room. Invest in deluxe bath sheets, foot mats and face washers and roll them up in beautiful baskets or on open shelving to give the room an inviting feel.</p>
<p>It goes without saying that any old shower curtains that might be in the room be replaced with a fresh new curtain that boasts an up to date design. Another accent point you can replace would be the shower curtain hooks. There are a number of creative hooks available and they don’t cost a great deal yet they can have quite an impact.</p>

Bathrooms really are our little sanctuary, a space to start our day quickly and a place to end it luxuriously, so don’t hesitate to replace all those bathroom items that need to go – after all, everyone deserves a place to indulge after a hard day’s work.</p>

<p>Watering a lawn and backyard grass space takes a tremendous toll on our most precious natural resource. It&#8217;s not uncommon for particularly hot areas to put a ban on watering during the summer. And even when there is no such ban in place, you have to wonder about exactly how much water you&#8217;re using every year to keep all that grass looking healthy. You might want to think about scaling down the amount of grass you have in your backyard and possibly replacing it with something that uses up less resources. You might think that it&#8217;s strange to “go green” by actually eliminating the vegetation, but the world will do just fine without your bigger backyard. It&#8217;s far better to find a better purpose for all that water it uses up.</p>

Are you a bird enthusiast who likes one side of the patio lined with bird feeders and flowers to attract hummers? Perhaps you want the focus to be a family patio with a fire pit to roast marshmallows. Most important to a premier chef is a stainless steel grill that does charcoal and propane, plus a matching storage cabinet to stash the extras. Be creative as you decorate these three distinct patio types: the traditional brick patio that is adjacent to your home, a patio deck and a nontraditional fishpond and gazebo combo.</p>

<h3><strong>Traditional Brick Patio</strong></h3>
<p>If you choose a brick patio, include a central fire pit, a three-foot high privacy brick wall and special rope lighting. The flooring itself is of patio brick, either uniformly or irregularly sized, depending on the look desired. The reddish brick retaining wall is stacked, layered and offset, which makes it ideal for placing a couple of sections of window box planters on top. These planters, filled with vines that trail, soften the look of the brick. Intersperse the vines with yellow and violet pansies and pink and purple petunias. Color the outside of the retaining wall with shrubs and hostas. Place fuchsias in freestanding hanging baskets. These red trumpet type blossoms along with red beebalm entice the most timid of the hummingbirds. A fountain to one side, glass block lighting on the top of the walls in the corners, and wrought iron furniture with similar style <a href="http://www.patioshoppers.com/catalog/Patio_Umbrellas-1-1.html">outdoor umbrellas</a> gives your patio an elegant look.</p>
<h3><strong>Patio Deck</strong></h3>
<p>Perhaps you prefer a deck, made of wood or composite decking, complete with railing and benches. You&#8217;ll never have to paint the composite decking; just wash it off! Build benches all around the sides of the deck, not just for people to sit on, but also for storage of barbeque accessories, cushions, or outdoor game equipment. While the stainless steel grill and cabinet sit to one side, the redwood patio furniture with cushions takes center stage. If a large group of friends gather, place the additional plastic chairs on the lawn. Put marigolds or short zinnias in planters by the sides of the benches and on top of the railings. For your evening glow, use torches, rope lighting or lanterns.</p>

<h3><strong>Nontraditional Combo</strong></h3>
<p>Be a little nontraditional and follow a brick pathway from the house, out and around a fishpond and over to a gazebo. Dot the pebble pathway and surrounding landscape with holly bushes, day lilies and small ornamental trees. Circle the pond of bright orange, black and white coy fish with green plants. Continue the patterned brick way up to a screened-in gazebo. Decorate the gazebo with bright annuals on the outside and attractive wicker furniture on the inside. Paint some simple wooden Adirondack chairs and put them here and there along the pathway. These particular chairs go with any casual patio setting and seem to invite family fun. They can be painted in stripes, flowers, polka dots, cut-up summer fruits and even red, white and blue.</p>
