If you’re thinking about moving to Idaho, you’re not alone. This roomy western state is one of the fastest-growing states in the US. If a move to the gem state might be in your future, keep reading to get a lay of the land.

 The “City of Trees”

For many people moving to Idaho means heading for the state’s capital, Boise. This intermountain west city is home to the largest metro area in the state. The nearest major cities include Salt Lake City, Utah to the south and Portland, Oregon in the northwest.

If you aspire to become a local, one of the first things you need to know is how to pronounce the name of the city. Locals pronounce it “boy-see” instead of “boy-zee.” Boise is located in Idaho’s Treasure Valley, a large fertile high desert farming area kept green by extensive irrigation systems. The New York Canal flows through the city, supplied by the Lucky Peak Reservoir. The Boise River also runs through the city, flanked by an extensive park system and bike path known as the greenbelt.

Fastest Growing Metro Areas

Most newcomers planning to move to Boise actually end up in one of several cities surrounding Idaho’s capitol. Nampa and Meridian are among the nation’s fastest-growing cities.

These once sleepy farming towns, along with Eagle and Caldwell, are now growing rapidly. Other smaller outlying cities include Star, Emmett, and Kuna. If you really crave small-town life you can check out numerous small farming communities in Southwest Idaho and near the Eastern Oregon border.

Economic Growth

If you visited Idaho decades ago, prepare to find new construction almost everywhere. Subdivisions and shopping malls have sprung up across the region–and downtown Boise’s skyline has changed significantly.

One popular new venue, Jack’s Urban Meeting Place (JUMP) is also a nod to Idaho’s history. Idaho’s former “potato billionaire” Jack Simplot’s influence can be felt throughout the Treasure Valley from Esther Simplot Park (which he donated in memory of his wife) to Micron Technology Inc. (a computer memory company he helped make possible by investing heavily in the new technology in the 70s).

A lower cost of living compared to parts of California and the Northwest has some companies moving to Idaho while other successful start-ups have been created by Idaho natives in the past several years. A few notable software as a service companies in the Boise metro area include ConvertKit, Click Funnels, Truckstop.com, Paylocity, and an Intuit location.

The Housing Market

Due to the increased number of people moving to Idaho, Boise area housing prices continue to increase. In December 2019 the median home price in Boise was $335,000 compared to $214,000 in 2014. That’s a $121,000 increase in only five years.

However, the area’s cost of living is still a bargain compared to many major cities on the west coast, especially Seattle and major cities in California where investment from foreign cash buyers has been driving up real estate prices. And while foreign investment in the US housing market has been cooling off in the past couple of years, the effects still aren’t being felt in the Boise housing market where a tight supply is expected to push prices a bit higher in 2020. In fact, Realtor.com predicts Boise will have the hottest housing market in the nation in 2020.

Taking on a “Fixer Upper”

When my husband and I purchased a house on an acreage, about 50 minutes from Boise, Idaho, we knew there was a reason we got a great price: It needed to be fully renovated before we could call it home.

At the time we were living in Taiwan and preparing to move back to the US the next year. I immediately started doing my homework to figure out how much this was going to cost– and hoping I would manage to find the right people to do everything that needed to be done. One of my first moves was to price out kitchen cabinets and countertops at Ikea. (That’s a chain store you can find all over the world!) I was in the process of trying to get prices on installation when I decided to send Trudy Mallon, with Mallon Homes, a message asking about the average price of a kitchen installation in the Boise real estate market. Her estimate for the entire project was similar to what I had calculated materials alone would cost. We scheduled a meeting to go over the house to discuss our needs and wants during our next trip to the US.

Expertise Makes a Difference

We jumped at the chance to have Tim and Trudy Mallon take a look at our home for two reasons: 1) We’d met them through church years ago and know they are passionate about their work. 2) We’d enjoyed touring their homes during the annual “Parade of Homes” in the Boise area. What we didn’t realize is how quickly an expert could tell us what needed to happen– and what it would cost.

The house came with a 1,200 square foot attached garage– with a wooden floor. Because of the construction method used we weren’t convinced cars could safely drive into the garage. In his first walk through the house, Tim was able to tell us how that space could be turned into a master suite, laundry room, office, and oversized two-car garage with a cement floor.

We immediately saw the value in having a plan to make the house fit our needs (and wants), add value by improving the layout, and avoid having to build a separate garage.

Making Smart Customization Choices

When it was time to pick out interior finishing materials for our home, we took advantage of our builders’ expertise while selecting options that appealed to us. We started by looking at the standard finishes used by the builder and then picked a few special items we wanted to upgrade– and found other areas where we could select a less expensive option so we could stay on budget.

Shopping in December allowed us to get a deal on some materials– like travertine tiles for our master bathroom. We chose a granite our builder was able to get at a steep discount. We also cut costs with some of our lighting choices and splurged on decorative tile for backsplashes.

In the end we spent the same amount we expected originally (when we had intended to do some of the work ourselves) but got a home with nicer finishes than we originally expected.

Online-only mortgage firms tend to have quirky, one-word titles, claiming to search thousands of mortgage offerings and recommend the perfect one for you. Most of the time, you will be having a conversation with a chatbot.

A report written by Guardian Money gave these online mortgage brokers a big thumbs up, stating that they’re well worth the try. A few of them offer free tools such as free mortgage and refinancing calculator to give you an idea of how much you will end up paying to get into a new home. You can also get a list of the most competitive offerings for people in your financial position.

This is an improvement from a few years ago when mortgage shoppers could visit a price comparison website and guess which deal was the best from a list of generic search results. Then, of course, there was the traditional mortgage broker—one that either charged you to research for you or gave you free advice with the hopes of getting a commission.

However, this new kind of online mortgage broker claims to employ designers, engineers, mathematicians and mortgage experts, as well as cutting-edge technology to make finding and applying for mortgages quicker and easier. Usually, these sites have a slick design to attract tech-savvy individuals. These sites get paid by the lenders whenever a borrower completes a home loan with them, just like a traditional broker.

Pros of Using an Online-Only Broker

• Since online mortgage lenders don’t operate in the same fashion as a brick-and-mortar mortgage brokerage office, they save a lot of money on overhead. This money-saving tactic allows them to pass those savings to the lenders they work with, which in turn benefits you. In many cases, online-only brokers will save you a lot of money on closing costs.
• Online-only mortgages carry lower fees and interest rate than brick-and-mortar brokers.
• Filling out forms online can save you time and allows you to work on your own schedule.
• Online-only mortgage brokers may be more flexible than in-person brokers when it comes to working with people who have lower than average credit scores.

Cons of Using an Online-Only Broker

• Since you’re filling out forms on your own, you may make a mistake here and there, or misunderstand a question or two. This could lead to problems further on into the process—problems that could cost you lots of money. That means you need to pay attention and take full advantage of the site’s contact options such as a 1-800 number.
• While some online-only mortgage firms are legitimate, others require consumers to pay up front for preapprovals and quotes. This is a sign that they are scams. It’s normal for there to be fees for appraisals, credit checks, among other things, but you’ll pay them when the services are received or at closing. (Something to look out for is misleading rates. This usually comes in the form of offering appealing, low prices only to claim you don’t qualify after they say they’ve checked your credit score.)

3 Money Saving Moving Tips To Consider Before you Relocate

All of that aside, you can save money on your move. There are a few things that you can do to make sure that you don’t blow your entire moving budget. These things are all small things too. Let’s take a closer look.

1. Moving Tips: Don’t Wait Until the Last Minute

If you decide that you will be hiring professional movers like North American moving company, try to book the move a minimum of 6 weeks ahead of time. This gives you enough time to complete a thorough check when it comes to the service they offer before you sign a contract. This also gives you the time to negotiate and shop around. You should always get estimates from a minimum of 3 different moving companies and compare the services offered as well as all of the charges and fees.

Another tip for relocating your family when it comes to professional movers is not to assume that the pros will be upfront regarding all of their additional fees. It is easy to make an assumption that the price they quote will be the total price for the move. Sometimes, it really will be, then again, there will also be times when the rental agent needs to add fees or charges for services that weren’t anticipated. It is always a good idea to determine before the move exactly what services will be needed.

2. Consider these Moving Tips: What Season are you Relocating?

Moving tips are important when you’re not sure what is the best time of year to move. Most of us don’t have an option when it comes to when we will be moving. However, if you do have this option, try not to move during the peak season for moving companies – in the summer. Because this is the peak season for moving, the moving companies will be at their busiest and they will also be costlier. If you do have to move in the summer and have kids who are school aged, think about booking the move the day after the last day of school. If your move will be from July through September, try to book the move for a weekday because this will typically cost less and be easier to get the day that you need. 3. What Type of Packing Material will you Need for your Move?

If you will be doing your own packing as opposed to the moving company doing it for you, you will need to have the right packing materials. Now, you can go out and buy boxes, tape, markers, and bubble wrap as much as you want, but you will be wasting your money. You can get free boxes from grocery stores, liquor stores, and offices in your area. You should start making the rounds to collect boxes as soon as you know you will be moving.

If you have kids, there is a good chance that there are already markers that you can use to mark the boxes with in your home. Tape too.

Bubble wrap is totally unnecessary. You can pack your fragile belongings and keep them safe by using things like old newspapers, sheets, blankets, pillow cases, towels, and comforters. You can even wrap each drinking glass and keep it safe by putting them in clean socks. The glasses slide right in and are protected.

If you are creative with packing, you won’t need as many boxes too. For example, things that are in drawers don’t need to be moved to boxes. You can take the drawers out, full, as it is, and wrap the entire thing in cling wrap. This saves space and boxes. Most of us already have cling wrap in our homes too. If you have kids, toy boxes can be wrapped the same way. Put all of the toys inside and then wrap the entire thing with cling wrap.

Moving can be expensive and a massive headache, but with careful planning and a bit of organization, it really doesn’t have to be.

Breathing Life Back into My Home Office

When organizing your office, especially when you live at home, you’ll need to part with items that don’t really need to be kept anymore. For me – catalogs, home decor magazines from 2009, every craft that my daughter has made since she was 2…. you know STUFF!  After 4 hours of purging, sorting, dusting, and organizing I was able to shed the pounds from my overly bloated office and showcase my new Minted artwork in my office.
