<p>Preheat oven to 175 degrees C (350 degrees F). Line 2 dozen muffin cups with paper liners.<br />
In a large bowl, beat together the orange cake mix, whipped topping mix, creamy salad dressing, ¾ cup orange juice, eggs, and orange zest with an electric mixer on low speed for 1 minute or until moist. Scrape the sides of the bowl using a spatula, then increase speed to medium and continue mixing until well blended, approximately 2 minutes more. Fill the prepared muffin cups about 2/3 full of batter.<br />
Bake in a preheated oven for about 15 minutes or until a toothpick inserted comes out clean. Allow the pans to cool for 10-12 minutes before placing them on the wire rack.</p>
<p>Total time: 1 hour 45 minutes</p>

<p>¼ teaspoon vanilla essence</p>
<p>2 drops orange food color</p>
<p>4 cups confectioners’ sugar</p>
<h3><strong>Procedure</strong></h3>

<h4><strong>Procedure to make cream topping</strong></h4>
<ol>
<li>In a bowl using an electric mixer, beat the marshmallow crème, ½ cup shortening, and ½ cup unsalted butter until creamy and smooth. Top each cooled cupcake with ½ inch thick layer of cream topping. Use a knife to spread the topping flat. Make sure that about 1/2 of the cupcake shows below the cream topping.</li>
</ol>
<h4><strong>Procedure to make orange butter cream</strong></h4>
<ol>
<li>In a bowl, beat ½ cup shortening and ½ cup unsalted butter until light and fluffy. Mix in 1 orange zest, ¼ cup orange juice, vanilla essence, and food color until well blended. Gradually beat in the confectioners’ sugar until smooth.</li>
<li>Transfer the prepared frosting to a piping bag with a large star tip. Now pipe a decorative layer of orange butter cream over the cream topping on the cupcakes.</li>

<p style="text-align: left;">Table center pieces are always a focal point for the dining area.  What if you took the wine glasses and made them the vase for the flowers and candle holders for the table all together? It is that easy, take some wine glasses of different or similar designs and cut the tops of bloomed flowers.  Turn the glasses over and place the flower tops under the cup then add colorful candles to the tops.  This will add color and vibrancy to the space.</p>

<p style="text-align: left;">&#8220;Your feet belong on the ground like your chair&#8221;, rings constantly in our ears from our parents but what if we took what was mean for the ground to be walled.  Talk about <em>Wonderland, </em>the chair has been split in half and cemented to the wall upside down and turned into a book shelf, coat and hat rack.  You can even, for fun, take the chair and glue just the legs to the wall with the seat of the chair facing upward with a table sitting in front of it.</p>

<p>Studies support that there are actually more prospective tenants who are looking already furnished homes than people who want unfurnished places, but that doesn&#8217;t always mean that a potential buyer wants all of the furniture that you have to offer or that you&#8217;re ready to let all of your items go. If you love your bedroom furniture, but you can do without your living room sofa and chairs, then state that when people come to view the house. It&#8217;s a smart way to get &#8220;the best of both worlds&#8221;.</p>
<h3><strong>Con. Once you&#8217;ve sold it, it&#8217;s gone</strong>.</h3>
<p>Whether we&#8217;re purchasing some Las Colinas real estate, some Raleigh real estate or even some property overseas, sometimes, we&#8217;re so excited about what lies ahead of us that we&#8217;re not really thinking about the things that we&#8217;re leaving behind. Although it may be more convenient (and sometimes more profitable) to sell a furnished home, there may be certain pieces of furniture that you want to hold on to, even if it&#8217;s just for sentiment&#8217;s sake. When it comes to making your final decision, be honest with yourself about what you can part with and what you honestly cannot. Because after you&#8217;ve sold it, it&#8217;s as good as gone!</p>

<p>A good place to start is by assessing what you&#8217;ve already got. If the lawn and the existing foundation (trees, shrubbery, etc.) are in good shape, if a little boring, then you probably don&#8217;t need to replace them; just give them a good trim (you might have to hire a service if you have tall trees, and you should probably do so once every year or two). Anything dead should be removed post haste (down to the roots) since it could pose a significant hazard in the case of a fire or storm, for example. And if there are dead spots on the law, either re-seed the area or simply get a few cuts of sod if you don&#8217;t want to wait for new growth.</p>
<h3><strong>Landscaping tips</strong></h3>
<p>Now that everything is ship shape it&#8217;s time to get down to the real work of landscaping, and the first order of business is to create a plan. You can find all kinds of templates and inspiration online, but all you really need to do is measure your yard so that you can draw a scale schematic. From there you can figure out where you want to place planters (or islands), decking, a patio, a water feature, pavers, or other items. This will help you to determine the best layout for your exterior space before you ever put shovel to soil.</p>

<p>When it comes to what you will include in your outdoor room, you need to consider the intended usage as well as your environment. For example, you probably want to have barbeques or other types of gatherings. So you should think about creating an eating area complete with a paved patio or decking of some sort, a grilling area, and enough space for a table and chairs to accommodate your family and friends. You may also want to build out a covered structure of some kind. There are a couple of reasons why this is a good idea. For one thing, it will give you shade in the summer (sure you could sit under a tree, but then stuff will be falling in your food). However, if you live in a colder climate, a covered structure can also help to protect your lawn furniture from the elements (so you don&#8217;t have to bother stacking it in the garage all winter long).</p>
<p>As for plants, the real décor of your outdoor space, you best bet is to talk to a landscaper or simply visit an expert at your local nursery. These professionals can give you the 4-1-1 on everything from annuals and perennials, to drought-resistant species, to creating a floral diorama and layers of color in your space. And once you&#8217;ve got everything installed, you just need to look at the shears, sprinklers, and John Deere riding lawn mowers that will help you maintain your beautiful new backyard.</p>

I found this great one from At Home with Kim Vallee for using paint chips that you probably have lying around from your last painting project! <div>I&#8217;m a bit of a hoarder when it comes to paint chips (see exhibit A below). They all look so lovely in the hardware store that I have a hard time sticking to my intended color scheme. As a result, I have quite a collection.</div>

<div>Lately I&#8217;ve been eyeing my stack and formulating a few simple projects in my head. The first of which I present to you today &#8211; a DIY Easter egg garland.</div>
<div>This was super easy and turned out even better than I&#8217;d hoped. I love how the white line in the middle mimics the look of a plastic egg. I even enjoy the slight reflection of words from the back of the paint chips when it&#8217;s strung in front of a mirror.</div>

<p>You can use this to print and cut out an egg template. I used Home Depot&#8217;s Behr paint chips, which have 4 colors per card, and cut them in half eliminating all white except for the line between the two color shades.</p>
<p>I traced the egg on the back of the card (so there wouldn&#8217;t be any residual pencil marks on the front) and then cut them out.</p>
<p>Lastly, I punched two small holes in the top of each egg with an extra small hole punch and threaded them onto a piece of waxed cotton. The cotton did a great job of preventing slippage.</p>

<div>Once all your eggs are strung up you just have to find the perfect spot for them. Mine has already changed locations a few times and it&#8217;s not even April yet&#8230; I may have to make a few more.</div>

<p style="text-align: left">Today I ran across this article in Trendland about a concept to make a unused trolley terminal into a incredible green space. It&#8217;s an ingenious concept that will enable commuters to enjoy a &#8216;central park aesthetic&#8217; below ground. Here&#8217;s more about this project:</p>
<p style="text-align: left"><em>&#8216;Inspired by the amazing success of Chelsea’s High line, architect <strong>James Ramsey</strong> and <strong>Dan Barasch</strong> introduced <strong>the Delancey Underground project,</strong> aiming to convert an unused trolley terminal beneath Delancey Street (just under the Essex Street Market) into an extraordinary subterranean public park– nicknamed the “LowLine.” Local businesses, residents, community leaders, and political stakeholders alike have voiced considerable enthusiasm for the idea. They are now focused on increasing this broad public support, and are preparing in earnest to make this vision a reality.&#8217;</em></p>

<p style="text-align: left">What an exciting project, I can&#8217;t wait to see it come to fruition. It&#8217;s always nice to see out of the box thinking, especially in high density urban areas. There is no excuse not to bring a touch of green into every piece of the world&#8230; especially underground!</p>
