										<content:encoded><![CDATA[<p>As if homeowner&#8217;s insurance and supplemental disaster damage (for earthquake, flood, fire, and so on) weren&#8217;t pricy enough, you may be exasperated to learn that having renovations done in your home presents a whole new set of legal challenges in the way of liability. In truth, you could be held liable any time an outsider enters your home. You&#8217;ve no doubt heard of cases where criminals broke into properties, hurt themselves in the process, and then successfully sued for damages (or rather, sued and won an out-of-court settlement &#8211; offered no doubt to save the property owners the time and expense of a trial). Of course, you may be aware that most homeowner&#8217;s insurance policies include some personal liability protection. Unfortunately, this doesn&#8217;t usually include workers in your home.</p>

<h3><strong>Protecting yourself when renovating</strong></h3>
<p>The problem with having a contractor and his crew doing renovations in your home is that these people are considered home workers (rather than, say, guests). They are not technically employees in your home, like a nanny, for example, so you don&#8217;t have to arrange for workers compensation coverage. And most contractors carry their own liability insurance to cover themselves and any crew they bring with them. Does that mean you&#8217;re off the hook? No. There are two reasons why you may still want to look into additional liability coverage when you have contractors working in your home.</p>
<p>First, the policy your contractor has may be bare bones, meaning a worker who is injured on your property could still come after you for any medical costs (or even punitive damages) not covered under his employer&#8217;s policy. Second, some independent contractors have no insurance to begin with. If you fail to ask you could be on the hook for accident and injury costs. In truth you should request a printed copy of your contractor&#8217;s policy before any work begins so that you have legal grounds for a grievance should an injured employee come after you rather than seeking coverage under his employer&#8217;s plan.</p>
<p style="text-align: center;">
<h3><strong>So why is liability insurance important?</strong></h3>
<p>Well, for the reasons listed above, for starters. If anyone is injured on your property the insurance will cover part or all of the associated medical costs. However, a good policy will also cover your court costs should you be sued. In short, it will protect you financially in the event that a contract worker on your property suffers from an injury. So now that you&#8217;re convinced, how do you go about getting this coverage?</p>
<p>Again, you should ascertain whether or not your contractor already has coverage. If he doesn&#8217;t, you should probably go with another vendor. But even if he does and you still want some extra protection, start by talking to your current insurance provider to find out what your homeowner&#8217;s policy covers, if you can tack on additional liability (and if there are any restrictions on removing it once the work is complete), and whether or not a beefier umbrella policy is necessary. Then seek out liability insurance quotes from other providers to see if you can get more coverage at a better price or use lower numbers as leverage to secure a discounted rate with your provider of choice. Liability coverage is a good idea any time you have workers in your home, but it&#8217;s especially essential when they&#8217;re doing a dangerous job.</p>

Current average home equity loans are 5.99% in America. Average mortgage rates in Canada for a five year fixed closed home equity loan is 3.39%. Mortgage rates can be higher or lower depending on a consumer&#8217;s spending. Variable rates are often based on the prime rate, such as Canada&#8217;s current prime rate of 3.0%.</p>
<h3><strong>Home Equity Line of Credit</strong></h3>
<p>A home equity line of credit is also secured by your home&#8217;s equity. The HELOC will typically be available to you for a variety of projects. You only pay interest on the amount that you charge to the line of credit, letting you have access to the funds if you need them, but you will not be billed until you incur charges on the account. Home equity lines of credit typically include a lower interest rate. For example, the average HELOC rate in the United States is currently 4.67% and is 3.0% in Canada.</p>

<p>Another way to finance your home renovation project is to refinance your existing mortgage. This option is attractive because it does not require you to get a second loan on your home like you would require with a home equity loan. <p>When it comes to designing (or updating) your home office, you may be looking for a way to take your space into the 21<sup>st</sup> century.  And your first thought is probably to do this will technology.  But the truth is, there’s a lot more to making your office space modern than simply purchasing a new laptop; you need to ditch the oversized desk and filing cabinets that your parent gave you and get furnishings that are both functional and fitting for your newer home.  So here are just a few helpful hints to get you on track for an office that will provide you with the workable space you desire, and wow any friends or clients you happen to bring in.</p>

<h3><strong>Suitable desk with storage</strong></h3>
<p>That old rolltop may hold sentimental value, but unless you’re working on a typewriter it probably isn’t suitable for your office needs.  While you could probably fit a laptop in there, you’re computer setup will certainly be problematic (at the very least you’ll have unsightly cables hanging off the front of the desk).  So think about getting a modern desk that comes with plenty of modular storage solutions (dividers in drawers for your office supplies, for example) as well as the versatility to expand down the line.</p>
<h3><strong>Ergonomic chair</strong></h3>
<p>Forget about the uncomfortable wooden chairs and dangerous rolling contraptions of yesteryear.  If you splurge on only one item in your home office, blow your dough on an ergonomic chair that will align your spine and help you stave off the aches and pains that come with old-school office chairs.  While you’re at it, you might also thinking about getting yourself an ergonomic keyboard.  Using these two items in concert will ensure proper posture and protect your spine.</p>

<h3><strong>Shelving and bins</strong></h3>
<p>Don’t want to clutter up your space with a slew of mismatched filing cabinets (that are only good for housing files)?  It’s time to get modern with some storage that better suits your needs.  So consider putting in some shelving units, then stock them with bins that can hold file folders, bills, books, magazines, and anything else you might need to store.  If you go with bright white shelves and colored bins you can create a look that is functional, modern, and suits your personal aesthetic.</p>
<h3><strong>Equipment</strong></h3>
<p>You are probably well aware of the basic equipment needed for a modern home office, such as a computer or laptop and a printer.  But there are a few other pieces of equipment that could be viewed as essential.  If you’re worried about identity theft, for example, you should definitely have a shredder to dispose of sensitive documents.  Or forego documents altogether (in favor of a virtual filing system) with an external hard drive for backup.  You may also want a webcam (especially if you telecommute), a flat panel monitor that you can hang on the wall (for extra desk space), and of course, a smart phone that you can connect to your computer if you need access on the go.</p>
