How to Increase your Home Value Before you Seek an Appraisal

In a downed housing market economy it is hard to know what ways your home can increase its value. One way that all real estate professionals and home estimators can agree upon is looking at areas of your home that hold value for the homebuyer. Landscaping, exterior details, renovated kitchens, master bedroom and bathrooms are all at the top of the list.

Here are other ways to increase your home value and improve your homebuyer appeal at the same time!

Cleaning your home

The first of the methods to increase home value is simply by cleaning the entire house whether interior or exterior, big or small.  In cleaning the home nothing will be eliminated in terms of home value.  This is indeed true for the reason that if you will just leave the dirt stocked in your home, the increase home value is definitely impossible.  You must note that every buyer loves a neat home.  So if you are really want to increase home value, you must make sure that the carpets are cleaned, the bathrooms are well polished and the garage is swept. Consider hiring a cleaning service to thoroughly go through every room in your house and clean. This investment will help you keep it clean when realtors come and show your home to potential homebuyers.

To increase home value, the act of painting the home is as well necessary.  This method will surely make your home look cleaner and will even make the small rooms look bigger.  Besides, this move to increase home value will create a clear vision on how the house will look when they move in for someone who wanted to purchase such painted house. Painting neutral colors will give a cohesive look throughout your home. If your home has bold colors in every room, or there isn’t a “rhyme or reason” to the color choices – opt for whites, grays, camel, tan, light brown, and gray tones of green, and blue are soothing and will help your home appeal to buyers.

Increasing curb appeal

Painting & landscaping will help the curb appeal of your home.  If possible, try to plant some of the flowering plants and trim the bushes, and cut the grasses.  If you are really serious to increase home value, then make sure that the frontal view of the house looks great, attractive, and inviting.  This act will not only increase home value but also will create certain impression to the buyers that you really cared for the house while you own it.  Pay special attention to areas that need repair such as your driveway, walkway, fences, front porch, lighting and door hardware. Next, consider replacing bushes and foliage and ensure your lawn and flower beds are inviting and free of debris.

Before you put your home up for sale, consider these tips to bring your home value up. There is steep competition out there and you don’t want your home to slip under the competition. These helpful tips will give you confidence when presenting your home and an appraiser will be able to note what upgrades, finishes, and special attention you have put into the home as well.
